In many cases, the answer is yes – voluntary registration can offer a number of practical and legal benefits.

While the vast majority of properties in England and Wales are now registered with HM Land Registry, some remain unregistered, often because they have been owned by the same family for many years and have not changed hands since compulsory registration was progressively introduced from 1925, following the Land Registration Act 1925.

If your property is unregistered, it may be worth considering voluntary first registration. Although registration is not always mandatory straight away, there are several advantages to registering before a sale, transfer or other transaction takes place.

 What is Unregistered Property?

An unregistered property is one that does not have a registered title at HM Land Registry. Instead, ownership is evidenced by a collection of title deeds and other historic documents, which may date back many decades.
